Buying a Coastal Apartment in Calis Beach, Turkey's Expat Hotspot

Why Calis Beach is a favourite coastal spot for expats and property buyers in Turkey

Calis Beach is a beautiful Turkish coastal hotspot close to Fethiye and within proximity of the town centre, Dalaman Airport and neighbouring Ölüdeniz. It’s also become one of the most in-demand resorts for foreign national buyers looking for second homes, permanent residences and investment properties.

Much of the appeal lies in the active and friendly expat community, where buyers from around the world can settle in Calis Beach and make new friends, with numerous clubs, sports activities, and social groups to join, as English is widely spoken.

Another aspect, as explained by the Turkish real estate experts at Property Turkey, is all about the lifestyle. Locals spend time on the long stretch of sand and shingle beach, dipping in and out of the clean water, and socialising at the bars, restaurants and cafes that line the promenade.

Reasons Behind the Ongoing Interest in Calis Beach Properties

Investors and residential buyers alike often choose Turkey due to its favourable exchange rate. Unlike most European destinations, which trade in Euros, Turkey has its own currency, the Turkish Lira, which can mean that buying even premium apartments with stunning views over Fethiye Bay is surprisingly affordable.

While there is great potential to invest in a rental home or holiday let, buyers also choose to purchase a home in Calis Beach to make the most of the slower, relaxed pace of life, as well as the number of expats who flock to the region for its weather, food, and low living costs.

Calis Beach is smaller and often considered more charming than Fethiye, but it isn’t by any means cut off. The transport connections ensure locals can use public transit links to head into Fethiye, with affordable ticket prices, or fly to and from Turkey with convenient transfers to and from Dalaman Airport, about 90 minutes away.

Residents commonly take advantage of the opportunity to avoid lengthy drives and traffic jams, and many choose not to drive at all, given the low costs of transport and the access to water taxis that travel back and forth to Fethiye.

Another standout reason foreign buyers select Calis Beach over larger towns and cities is that it enjoys as many as 300 sunny days a year, making it a comfortable and warm place to live year-round. Unlike other parts of Turkey, which become chilly in the winter and even see snowfall, Calis has a Mediterranean climate that makes it a fantastic place to live both during and outside of the busy tourist season in the summer.

Average Property Prices and Trends in Calis Beach

Inevitably, the ongoing interest in Calis Beach has led to rising property prices. Last year, we saw the average cost of a home increase by 12%, which means that apartments and villas in Fethiye can be slightly more affordable, albeit without the panoramic views and quieter lifestyle that Calis offers.

Buyers looking for a home in Calis with a smaller price tag are best advised to consider residential homes located further away from the marina or local amenities, as these aspects, along with having views over the mountain ranges or sea, can add as much as 18% to the average listing price.

Recent market activity aside, Calis has an established real estate sector, which makes it more accessible to foreign buyers without a good grasp of the language, who rely on agents and legal advisers to manage negotiations and legalities on their behalf.

Today, buyers browsing Calis listings can choose between a huge range of homes. While these once comprised only off-plan apartments yet to be constructed or traditional-style Turkish homes, the modern market now includes renovated villas and restored family homes, resale properties with well-established rental incomes, and more contemporary apartments.

As a rough indication, a central apartment in Calis or Fethiye fetches around 77,000 TL per square metre (£1,424), compared to 119,800 TL in Istanbul (£2,217), showing that it remains a lower-priced market than other major cities.

In comparison with the UK, Calis is even more affordable, with a similar-sized apartment in London costing an average of £15,200 per square metre, and in Brighton £6,500.

Rental Incomes and Yields on Calis Beach Investment Homes

Calis is an idyllic beach resort located within the Fethiye region, attracting a staggering 45 million international holidaymakers each year. These visitors range from families travelling for beach holidays and water sports to retirees who prioritise the relaxed environment and warmth.

This makes the potential returns on buy-to-let investments or properties purchased as holiday rentals high, especially for buyers with premium real estate along the promenade and within walking distance of the beach with its sun loungers, water sports vendors, restaurants, and bars.

There are varied options, from managed properties that enable buyers to delegate the day-to-day operations to an experienced rental agent, to private purchase homes that owners rent out on a self-managed basis, similar to the Airbnb system most are familiar with in the UK.

Typically, rental prices start from around £90 to £120 per night, depending on the size of the property, number of bedrooms, distance from the beach and added-value facilities like outdoor pools, which attract a sizable premium.

While rental incomes tend to be strongest and most steady in the summer, and drop off a little in the winter, this often suits buyers well. Many use the quieter months to make use of their properties, when the weather remains warm and welcoming, and the beaches and bars are a little less busy.
