Average Alanya Real Estate Prices: How to Budget for Your Turkish Investment Property
What it really costs to buy property in Alanya, and budget for a Turkish real estate investment

Alanya has long been one of the premium destinations on Turkey’s Mediterranean coastline, attracting investors, holiday homeowners, retirees and those looking for a second residence in a region with a beautiful climate, thriving tourism sector and astonishing scenery.
Like many of Turkey's popular resorts and locations, Alanya has also seen its real estate market evolve considerably in recent years. More and more foreign buyers are looking for second or holiday homes or choosing to purchase a rental investment with stable, ongoing returns.
Today's guide, compiled by the Turkish real estate specialists at Property Turkey, examines the average cost of buying apartments, townhouses, and villas for sale in Alanya. It also examines rental yields and projections to indicate what a property purchased today might generate or be worth in the years to come.
Taking a Look at the Real Estate Market in Alanya
Alanya is a fantastic beach resort city, and we often speak with buyers who have fallen in love with the region, aspire to own their own slice of paradise in this idyllic setting or recognise that the increased foreign investment and demand for holiday rentals present a commercial opportunity.
As in any coastal town, properties with sea views and close to the sandy beaches command premium prices, but there are also many high-end homes set a little back, with panoramic views and a degree of privacy and separation from the lively beachfront promenades.
We've also seen sustained demand for short-term rentals. While much of that demand is from tourists, a growing number of digital nomads and professionals are also looking for medium-term homes in Alanya, often with extended tenancies that could last a few months or a year.
Some buyers searching in areas like Cleopatra Beach or Mahmutlar might not primarily be looking for a rental investment. However, it's worth knowing what the available returns are, should your circumstances change, or if you decide in the future to use your Turkish home to generate a passive income during the periods when you are not in residence.
Average Property Prices in Alanya By Type
Alanya has something for everyone, whether you'd like to live in a modern residential estate complete with communal pools, gym facilities, and private parking or want a rustic, traditional home with all the charm that Turkish heritage architecture is known for.
In central Alanya, in the heart of the town, you'd expect to pay anywhere from £1,280 to £1,876 per square metre for an apartment, with higher listing prices for homes with elevated views or on the sought-after beachfront.
Buyers can also purchase apartments in Alanya for a slightly more modest budget by looking at areas like Kargıcak and Mahmutlar, where a well-appointed and spacious apartment costs around £1,020 to £1,500 per square metre, depending on factors like the number of bedrooms, the exact location and the floor plan.
Foreign property buyers who wish to purchase a luxurious villa can find affordable and very reasonably sized villas from as little as £255,000 in today's real estate market. Premium homes with stunning scenic views, private pools, and landscaped gardens stretch upward of £1 million, with varied listings of every size and budget in between!
As we've noted, the coastal and hillside areas just outside of Alanya tend to be the best places to buy for privacy and tranquillity, and many of these properties are in extremely high demand from high-net-worth investors and second-home buyers.
However, we'd also point out that buyers on a tight budget can easily secure a home here in Alanya, with options to purchase an apartment, a family home, or even a plot of land—the latter is very affordable in areas still subject to new developments, such as Bektas and Tepe, where land can cost from £85 to £341 per square metre.
Projecting the Rental Returns Available Against Alanya Properties
We've spoken about rental incomes, and if you're working out your budget, it's important you have a realistic idea about what your property might generate.
Of course, this depends heavily on factors like the quality, furnishings, and location of your Alanya home. Still, the rental market is strong, and often, buyers can recoup much of the value of their property purchase through rental income.
In tourist hotspots and areas with high demand, especially from April to October, an apartment with two bedrooms might fetch up to £100 per night or more. Tourists are often willing to pay higher rates for properties with communal pools and within a short walk of the beach.
Longer-term rentals can also be financially viable, with buyers achieving rates of £700 to £1,000 per month. While tenancy agreements of six months or more generate less income per week or month than a short-term holiday let, the advantage is in the consistency and knowing that the property won't stop generating earnings once the summer holiday period ends.
How to Ensure You Are Getting Value for Money When Buying an Alanya Property
Buying a property of any size in an overseas country can be complex, and the best advice is always to work with an experienced, English-speaking real estate team who can guide you through the process and ensure you aren’t paying more than you should, either for services or for the property you choose.
Property Turkey consults with a broad range of buyers and can, for example, highlight properties with very competitive pricing due to the buyer wanting a fast sale or identify premium homes in Alanya that offer unique features or facilities.
Many buyers know that the property price index in Turkey is growing rapidly, achieving a price growth of 31.95% in the 12 months to January 2025. Alanya is one of the key locations driving this remarkable pace of growth alongside other important towns and cities within Turkey's tourism resorts.
For most, this is a positive. It means that, although they may need to revise their budget to buy a home in Alanya's quickly evolving real estate market, they also have the assurance that appreciation means there is a good chance that in another year's time, they will own a higher-valued property asset here in the gorgeous setting of Alanya.
